As of November 30th, 2021 194 single family homes were sold in Martin County, compared to 241 the previous November.

The average sales price for a single family home jumped from $549,500 in November, 2021 from $429,390, a 28% increase year over year.

Time to contract for single family homes dropped to 12 days – 12 days from listing date to under contract, down significantly from 30 days the prior November.

New listings dropped by 33% from the same time last year.

Inventory of homes available has dropped almost 54% from last year.

These are figures not seen in Martin County history when it comes to supply, pricing and demand for Martin County single family homes.

What’s even more telling about the current state of the South Florida real estate market is the lack of foreclosures or short sales.

Although Florida ranks 3rd in foreclosure rates, it still falls as the lowest since 2005 when foreclosure data started to be tracked.

There was only one foreclosure and no short sales in November. With limitations in place due to government mandates, the real estate market is showing no signs of slippage or pending collapse of home prices or availability.

As of November 30th, 2021 76 condos and townhouses were sold in Martin County, compared to 108 the previous November.

The average sales price jumped from $292,944 in November, 2021 from $211,528 a 38.5% increase year over year.

Time to contract for condos and townhomes dropped to 11 days – 11 days from listing date to under contract, down significantly from 27 days the prior November.

New listings dropped by 20% from the same time last year.

Inventory of homes available has dropped almost 48% from last year.

These are figures not seen in Martin County history when it comes to supply, pricing and demand for Martin County condos and townhomes. Single family home buyers locked out of their desired home type is adding even more price and demand pressure on townhomes, especially townhomes with looser pet restrictions.
